Why should you use a REALTOR®?

A REALTOR® doesn’t just collect a commission check for the purchase or sale of your home. They earn their money by helping you through a complicated and sometimes long process.
They aren’t just real estate agents. They’re licensed professional members of the National Association of REALTORS® and subscribe to its strict code of ethics. They sit through many ours per year for constant continual education on all things real estate so they can help provide you with a valued service.

Here are a few benefits to working with a REALTOR®:

Expert guidance. Selling a home can be tough and it usually requires dozens of forms, reports, disclosures, and other technical documents. A knowledgeable expert will help you prepare your best deal, and avoid lengthy delays or costly mistakes.

Also, there’s a lot of real estate jargon involved, so you want to make sure you are working with a professional who can speak the language.

Objective information and opinions. REALTORS® can help to provide you with local information on utilities, zoning, area schools, and much more. They also have objective information about each property. They can also tell you exactly what other homes in the area have sold for. Which is pretty helpful in making an informed offer for a property or when selling.

Property marketing. Most properties doesn’t sell due to advertising alone. A large share of real estate sales comes as the result of a REALTOR’s contacts with previous clients, friends, and family. Also known as their Sphere of Influence. When a property is marketed by a REALTOR, REALTORs will generally prescreen and accompany qualified prospects through your property.

Negotiation skills. There are many factors that go into making in a deal for a home. A REALTOR® will look at every angle from your perspective, including crafting a purchase agreement that allows you the flexibility you need to take that next step. This includes things like asking for appliances or some allowances that could help to save you some money.

Up-to-date knowledge and experience. Most people sell only a few homes in a lifetime, usually with a few years or more in between each sale. Even if you’ve bought or sold a home before, laws and regulations change periodically. REALTORS® handle hundreds of transactions over the course of their career.

Emotional Stability. A home is the biggest purchase people will ever make. It is so much more than four walls and a roof. Having a conscious and concerned, but objective, third party helps you stay focused on the issues most important to you. Sometimes home deals fall through, but there are a lot of instances where having someone to lean on can help save the deal. An example of this could be when a seller doesn’t want to make a $500 repair. You may not want to make it either and it may make you angry, but your REALTOR can be supportive in reminding you that this house is $3000 cheaper than it could have been. So they can help you see that net savings vs starting your home search all over.

Ethical treatment. Every REALTOR® must adhere to a strict code of ethics, which is based on professionalism and protection of the public. As a licensed REALTOR®’s client, you can expect honest and ethical treatment in all transaction-related matters. This includes things like not telling a buyer how much a seller will accept for a property you have listed. The REALTOR’s job is to get the most money they can for their client, but in an ethical manner.
